The Important Things To Look Out For Before Buying a Home

Do you know what to look for when buying a property? Whether you are a first time buyer or an experienced one, you need to be thorough to find your perfect dream home or property. Don’t regret it later!
Here are the important things you need to look out for before making the big decision
First Check: Location and Neighborhood Condition
Factors like location or good neighborhoods, cannot be changed. Make sure the location you choose won’t cost you much in the future. If you have some little problem with the home, it may be better to spend a bit of repairing cost. Good location is a good investment.
Second Check: Foundation/Structural Problems
Look out for signs of structural problems. It is a big red flag. Correcting foundation or structural problem is the most costly repairs. Hire a structural engineer to conduct an inspection on the home if you don’t know how to check for it.
Third Check: Repairs or Renovations
Does the house have a potential future repairs or renovations that will cost you? Check for the drainage, grading, plumbing and electrical systems. These three is the top three things you don’t want to have problems with.
Fourth Check: Mold, Pest and/or Insect Problems
Mold, pest and/or insect problems can lead to major health problems and serious damage to the house. The bad news is these problems are not always easily discovered. Ask someone to do a proper inspection/test, so you won’t spend a significant amount of money to correct.
Fifth Check: Heating, Ventilation, And Cooling
Does the house have a good ventilation? And make sure you will be warm in winter and cool in summer. Not the other way around.
After checking all those things above, do the check for these general items, which includes: windows, doors, floors, stairs, furnace. Watch out for clever staging which clouds your objectivity. See the surrounding too, wether there are some possible noise and air pollution.
Buying a home may takes a lot of energy, time and effort. But for the future comfort, it is worth it. A bit of advice, do the viewing two/three times, so you have time to reconsider and recheck. Come at a different time of day, you may notice some things you don’t see from the first viewing.
